Project description: The exciting urban mixed-use concept for the 113-acre former United States Air Force Base envisions a vibrant new community a short distance from the oceanfront and downtown Myrtle Beach, creating an environment that integrates novel and exciting opportunities for its residents. The innovative Master Plan prepared for the site, Market Common Myrtle Beach, includes a broad range of uses such as residential, retail, timeshare, office, commercial, restaurant, and recreation facilities.

The Master Plan includes special design attention to the public realm of the “urban village,” namely streets, parks, open spaces, and amenities. The open spaces provide activity centers within neighborhoods throughout the development. Careful consideration has been directed to the design of the landscape throughout the site, utilizing mature planted street trees and other plant materials to enhance the quality of the natural surroundings. The use of native plant materials, especially live oaks and palmettos, provides a strong regional character to the development, creating a bucolic environment that celebrates the uniqueness of this “urban village.”
