525 Lafayette

Location:Baton Rouge, Louisiana
Client: Commercial Properties Reality Trust

Project description: This exciting 550,000 SF mixed-use redevelopment project sits on the former Advocate Newspaper site, occupying an entire city block in downtown Baton Rouge, Louisiana. The catalyst for the 525 Lafayette Street development is a six-story building that houses IBM Corporation offices. An 87 unit luxury residential tower complements this structure, along with approximately 3,000 SF of retail space, and a collection of high-end townhomes along Main Street.

These program elements activate the street front and provide an architectural enclosure around a four-story, 400 space parking structure. Crowning the garage is a 20,000 SF roof garden featuring a generous mix of vegetation and hardscape. Additional amenity spaces include a fitness area, a party room, and a pool terrace on the fourth floor overlooking the river. The architectural expression of the building draws heavily from the art deco vernacular of Baton Rouge while still expressing a modern presence.

Size: 550,000 SF, 87 Units, 3,000 SF of retail space
