Project description: Antunovich Associates collaborated with CORE Spaces to adaptive reuse the existing Palmetto Center office building in downtown Columbia, South Carolina, into a state-of-the-art student residential building containing 849 beds.

The former office building was renovated to house a creative mix of one, two, three, four and five bedroom student apartments, 51 beds on a typical floor. Each bedroom contains a private bathroom along with generous living areas. Units on the twentieth floor received material finish and fixture upgrade to designate this level as a VIP floor. Half of the eleventh floor houses a state-of-the-art fitness facility and communal gathering spaces. A new lobby was developed on the ground floor along with retail shops and a marketing suite on the Mezzanine level. The building's exterior precast concrete spandrels and window system were made water-tight, and a colored coating scheme was applied to the façade to create visual interest commensurate with the building's repurposing. A portion of the building's exterior spectacular 23,000 square foot outdoor amenity area was created on a new upper half-level of the adjacent parking garage. The amenity area includes a swimming pool, hot tub, and a sand volleyball court along with interactive plaza areas and an amenity building.
