Project description: Located within the 450,000 SF Baton Rouge mixed-use complex are the IBM offices that catalyzed the project. The new 150,000 SF office tower consists of six floors, each with nearly 25,000 SF. Four of the floors serve IBM while the remaining two host CPRT, BRAF, and several other tenants.

This mixed-use project also includes a seven-story, 80-unit residential rental tower, 12,000 SF of retail space, and a parking garage podium with 408 spaces.

The architecture of the new building draws heavily from Baton Rouge’s art deco vernacular, while still providing a contemporary, high-tech expression for the IBM Office Building. In addition to improving and activating streetscapes on all sides of the redevelopment, a spectacular fourth-floor roof garden at the base of the office and residential buildings allows office workers and residents a bucolic, interactive view of downtown Baton Rouge and the Mississippi River.
