Located just a few blocks from the University of Colorado Campus, oLiv Boulder enhances the existing neighborhood and creates a powerful retail presence along Canyon Boulevard.

The new building houses a creative mix of micro-studio, studio, one, two, three, and four-bedroom apartments. The two courtyards centered within the building not only provide outdoor amenity spaces for the residents but also serve as outdoor private terraces for the units surrounding them. The spectacular amenity areas are located on grade level at key locations within the building. The roof terrace of the building houses a state-of-the-art pool and hot tub and private roof terraces which are made possible with a 20’-0” setback at the third floor of the building which faces towards the existing residential neighborhood to the south. A marvelous lobby is developed on the grade level along with a leasing office.

The design of the building takes advantage of warm materials which are employed in a clean, modern aesthetic. Generous glazing and masonry elements define the retail portion of the building along Canyon Boulevard. Wood siding, panted panel systems, and balconies with perforated panel railings systems provided variation and rhythm at the second and third residential levels that wrap around the building. Residential entries on the 16th Street side of the building provide constant street activity at that location, while the main residential lobby entry and residential amenities facing toward 15th Street do the same on that side of the building.
